Additionally, prices on 30% of the homes on my list of previously reviewed properties were reduced! NEW ON THE MARKET: 118 E. 24th
I’m amazed at how they fit so much into 888 sq. ft. It’s a classic 2/1 bungalow with a 2 car garage (that may not be long for this world). There is room on this lot to add on for that 2nd bath—or more, or just live in it as is and build later. The bath and kitchen are already updated. Located in Sunset Heights on a curbed and guttered street between Harvard and Yale (fortunately closer to Harvard) you will be super close to the new Whole Foods 365 at 610 and Yale.

Just a block down from Harvard Elementary this 2/2 (possible 3/2) is perfect for a young family or folks looking to downsize. The kitchen has been updated with currently trendy white cabinets and dark granite and the baths are also updated. Not a fan of the glass shower enclosure in the secondary bath but squeegees are cheap. It’s in a historic district but the lot is a full 6600 and there can be alley access so you could flip the garage and reclaim the driveway and still have a yard if you wanted to expand. NEW ON THE MARKET: 733 E. 16th
On a lovely tree lined street in the Houston Heights, this charming 3/2 bungalow was expanded to 1660 sq. ft. and remodeled in 2014 so consider it move in ready! Field Elementary is just around the corner. The only thing lacking is a garage but it does have a long driveway for off-street parking. Lovely front porch!
NEW ON THE MARKET: 915 Harvard
I’m pretty sure this one will be snapped up in a jiffy, but just in case it’s still around… This home has been expanded and opened up while retaining its Craftsman roots. White kitchens are a thing right now and if it’s your thing you will like this one: white cabinets, white farmer’s sink, white Ceasarstone countertops. 3 plus bedrooms, 3 full baths and walking distance to Harvard Elementary make this a great family home. A garage apartment for doting grandparents to visit and a small backyard complete the picture.

Located in a historic district, looks historic, but with all the advantages of recent construction. Built in 2011, this almost 3000 sq. ft. 3/2/1 is stunning. It’s zoned to Harvard which also adds to the price. Porches front and back are perfect. This block of Oxford isn’t curbed and guttered but there is a parking pad out front for street parking plus there is a detached 2 car garage. Speaking of street parking, it is just a block off 6th street so expect the occasional parking overflow from the restaurants and businesses on 6th street to overflow in front of your house.

Price Reductions & Status Updates This Week
1119 Le Green: Reduced to $519,000 from $550,000
Who doesn’t love a huge oak tree complete with swing? The total sq. ft. of 1720 sq. ft. unfortunately is inclusive of the guest house making this a really small, but still very cute, 840 sq. ft. home. It does feel bigger and has 2 bedrooms and 2 full baths. Expanding will be difficult (Historic restrictions) and you would lose the awesome back deck with fire pit. It has a guest house which is as big as the main house which can be rented ($1000-1300/mo. rent potential). It was completely updated in 2014 and is move in ready.
1420 Waverly: Reduced to $520,000 from $539,900
If you are up for a fixer-upper, this might be for you! It’s already a good size (1774 sq. ft.) with 3 bedrooms and 2 baths but there is room for expansion and it’s not in a historic district. The lot is 6600 sq. ft. There is alley access if you want to add a garage. This a great part of the Heights and a good street/block.
1016 Merrill: Reduced to $560,000 from $575,000
Most bungalows in the Heights, if fortunate enough to have a garage, have a detached garage. Very few, however, can boast a portico. Comes in very handy when it’s raining! This relatively large 1472 sq. ft., 3 bedroom/1 bath bungalow is on a good size lot-6000 sq. ft. Bonus=porch swing!
624 W. 18th: Reduced to $560,000 from $575,000
Yes, it’s a bit close to Shepherd but this part of Shepherd has come a long way boosting the walkability score to 82. It’s a 2/2, 1564 sq. ft. on a very large 8190 sq. ft. lot which provides plenty of room to expand. Or, you might choose to just continue the updating process that has been started. The kitchen tile is new and while it may induce an epileptic seizure in some, it is a classic pattern found in homes built in the early 20th century. I love the wrap-around front porch. I don’t love the new laminate counter tops.
605 Archer: Reduced to $615,000 from $629,000
Archer Street is home to several well-done renovations including this 3/2 Craftsman bungalow originally built in 1945. It feels even larger than its 2000 sq. ft. I like the exposed shiplap and reclaimed hardwood floors. There is a gated 2-car tandem carport. (Garages tend to be scare in Brooke Smith.) The antique brick floors and backsplash in the kitchen are an interesting architectural element.
403 Cordell: Reduced to $719,900 from $729,500
I mentioned you can find new construction in Brooke Smith for under $1,000,000 and this is a prime example. A Modern Farmhouse Style 2-story it has a modest (for new construction) footprint of 2500 sq. ft. with 3 bedrooms and 2 ½ baths. It’s well done and I love the shiplap treatment on the second floor. There is a 2-car carport accessed from the alley (automatic gate) and a little green space in the back.
320 W. 17th: Reduced to $749,000 from $760,000
This is one of the best blocks in the Heights for sitting on the front porch with a glass of wine conversing with the neighbors walking by. If you want new-ish (built in 2011), this is 2215 sq. ft. on a subdivided 3,400 sq. ft. lot and is a 3/2/1. Sullivan Brothers built several similar homes on this block in the early part of this decade. Two have sold in the past year for $819k and $800k and there is currently one for sale in addition to this one for $829K. (If you want similar but new construction for around $830k you only have to look a block away! Not on MLS, call me!)

1119 Columbia: Reduced to $824,900 from $834,900
Believe it or not this is not a restored cottage, it was built in 1988 and updated in 2014. I love the Victorian details. Zoned to Harvard, move in ready with 3 bedrooms, 2 ½ baths, a 2 car garage and a backyard, this one will probably sell quickly. I am not partial to the tile floors in the kitchen and breakfast area at this price point, however, just sayin’.
943 Pecore: $429,000—Option Pending (7 Days on Market)
If you’ve been with me for a while you know I’m a sucker for a red door and an attached garage and this home has both. A 3/1 on a large 7350 sq. ft. lot, this home is ready for move in. The location isn’t for everyone; Pecore is a busy street and there is a church on one side and parking lot (neatly fenced) on the other. But, it’s a stone’s throw from 3 of my favorite dining spots: Liberty Kitchen, Ruggles Green and Decapo’s!
723 Pizer: $569,900—Option Pending (173 Days on Market)
What a transformation! New traditional wood siding has been added and now qualifies as a really cute bungalow! It’s a nice 2/2, 1252 sq. ft. home on 5,616 lot. A great feature of this property is the 506 sq. ft. GARAGE APARTMENT. Worth a second look!
725 E 6th ½: $545,000—Withdrawn (111 Days on Market)
What this home lacks in a garage, it makes up for in a pool house (currently used as a gym) with full bath and a salt water POOL. The house is 1192 sq. ft. with 2/3-ish bedrooms and 1 full bath. There is a room adjoining the master which could be used as a study or nursery but probably not a separate bedroom. Bath and kitchen are updated. Probably no room to add a second bathroom in the main house.
