BBBB for the Week of Aug 11, 2019: 🏘️ Short List 😎

in Becky's Best Bungalow Bets, Heights

Hello BBBB Friends:

It was a very slow week on the listing front. As of Friday I was pretty sure I'd be sharing cookie recipes instead of new listings! With so many folks on vacation, some sellers are holding back until September when more buyers will be in the market. While it may be true that a lot of folks are on vacation or dropping kids off at college, there are still a lot of buyers in the market.  Open house activity is very strong and I think most of my real estate colleagues here in the Heights would concur that we have plenty of buyers but not enough choices.

After last week's avalanche of price reductions, I only have a couple of price changes to report this week along with just a few new contracts for those homes that are Still on My List. Keep scrolling odwn to see these status changes.

Let’s go look at houses or talk about selling yours!!!

Note: For purposes of BBBB, the "Heights" is defined as the area between I-10 and Loop 610 N and between Shepherd and I-45).

Arguably one of the nicest blocks in the Houston Heights. Just 2 blocks to Heights esplanade with Paul Carr Jogging Trail. Short walk to restaurants on 19th St.

1343 Allston: $799,900

  • Heights West Historic Distirct
  • 4/3/1, 3004 sq ft on 6600 sq ft lot
  • Farm-house style with wide front porch

  • 1st floor master with 3 additional bedrooms up
  • Unique kitchen banquette for casual dining or family night board games
  • Large 1-bedroom garage apartment with full kitchen and bath
  • 3 car garage entered from 14th Street
The commanding feature of this home is what I think of as a bell tower but sans bell. I'm told it is a "Belvedere" meaning a structure which offers a view. This is a great home for entertaining with lots of large and small spaces for folks to gather.

306 Aurora: $1,199,900

  • West Sunset Heights
  • 4/3/1, 4068 sq ft on a 6000 sq ft lot
  • New construction by J Michael Homes and Brick moon Designs
  • High-end finishes
  • Chef's kitchen with gorgeous Thermador range
  • Wood burning fireplace
  • Killer master suite (simply HUGE)
  • Small yard
  • Alley access to 2 car attached garage ❤️☂️
What I like about this house is that it is not the typical Heights modern farmhouse. The layout and finishes are unexpected. Great home for people who like to entertain.

448 Columbia: $1,649,000

  • Heights South Historic District
  • Contemporary/Industrial built 2001 by S Paul Rife
  • 4/4, 3432 sq ft on a 13,200 sq ft lot
  • Industrial chic interior
  • POOL/spa and huge yard with artificial turf and putting green
  • Garage APT (770 sq ft, 1 bedroom w/full bath and kitchen) over 2 car garage with a/c workshop
  • Side street entrance to 3 car detached garage
  • Pad parking in front
  • Zoned to Harvard Elementary
This is a modern jewel set in the historic Houston Heights. The steel frame and architectural clay brick construction was inspired by a vintage mercantile building. The eclectic nature of the homes in the Heights is just one of the things that makes the Heights cool.
