July was a hot month both in terms of weather and real estate sales in the Heights. August? Not so much. I do have 5 new listings to share but only a couple of price changes and new contracts for homes that are Still on My List.  Keep scrolling down to see all of the changes.

According to HAR, single family homes sales for Houston in July were up 11.6 percent year-over year. We managed to beat that stat here in the Heights with an increase of 13.2 percent. Total sales in the Heights year-to-date however, are down about 1.2 percent. I believe this is a reflection of a lack of inventory as opposed to lack of interest as open house activity is brisk and we are still seeing bidding wars on many properties.

Meanwhile median sales prices continue to rise: 4.8% in 2019 on top of a 9.3% increase in 2018 for a net 11.2% rise in median prices over the last 19 months! Wow, just wow!
