The big news for this coming week is that it looks like we are finally going to get a break from the oppressive heat! The first cold front of the season blows in on Monday and while the projected high of 80° on Monday isn't exactly sweater weather, a second cold front is expected on Friday bringing temps down to the low 70's.  YEAH! Break out the double-weight cotton, perfect house hunting weather is just around the corner! 

Listing activity fell off a bit unexpectedly this week as did contracting activity. 🤔 I hope the cooler weather will speed things up a bit as this is a pretty slow start to the fall busy season. I have a short list of featured properties for you and you'll want to keep scrolling down to check out price changes, new contracts and final sales for properties that are Still on My List.

A FEW NUMBERS TO CHEW ON:
One of the advantages of keeping my own stats for the Heights is that I don't have to wait for HAR to publish sales results! So what do the numbers tell us? While YTD sales in the Heights are off almost a percentage point, average sales prices are up 6.5% year over year. The two year average sales price increase is 14.7%. Keep in mind that closings trail actual contract dates by about 30 days. Here's how the numbers break down:
