Hello BBBB Friends:

So today is my favorite day of the year when our clocks move back an hour. I will savor this extra hour all day. However, I'm not as keen on losing the additional daylight hours for showing homes! ⏰

New listings this week doubled last week's total but we are still far off the mark in terms of new properties coming onto the market for fall. We are now officially behind last years' number of homes sold in the Heights (809 vs 795 ). The lack of inventory, however, is keeping prices up. Through October the median sales price was $599,000, 6% higher than the same period last year..

I've selected 6 homes to feature this week at a variety of price points, styles and neighborhoods within the Heights. This is a good time to remind folks that inclusion on BBBB is not validation of pricing. In fact, in my opinion, at least one of these properties has jumped the shark in terms of asking price or at a minimum, the seller is very optimistic. Market forces will come to bear in determining the final sales prices. I'm always happy to run a comparative market analysis for any property you may be interested in.
