Hello BBBB Friends:

Real estate in the Heights continues to amble along. In some ways nothing is new, of the 15 new Heights listings this week, 4 are already under contract including one that listed for over $2 million. Of course, 15 new listings is about a third of what we would expect for a typical week in March. Check out the stats box below for a quick overview of activity.

This week I am featuring 5 new listings. I also have a few price changes, new contracts and a whole bunch of final sales to report for those homes that are Still on My List. Be sure to scroll down to see all of these changes.

REAL ESTATE AS AN ESSENTIAL SERVICE
Real estate has been deemed an "essential service" under "Stay Home, Work Safe" orders. Ask 3 realtors what that means and you will get three interpretations. Most I think are relying on virtual home tours and restricting on-site visits to very serious buyers with up to date loan pre-approvals and/or proof of cash. Ancillary services such as inspections, appraisals, and movers are also considered "essential".

NEWS FLASH-JUMBO LOANS
This week there were major changes in what lenders will and will not finance. The majority of lenders are suspending their programs for jumbo loans (loans over $510,401) as there isn't a secondary market/servicers to buy them. Look to banks that hold their own portfolio for this type of loan. If possible, stick with a local bank where many aspects of the loan process are more controllable such as appraisals and underwriting. 

COMING SOON FROM HAR
HAR is working overtime to develop new digital tools for realtors including a "virtual open house" tool complete with an app and posted times to join in. We are so lucky to have HAR which is one of the most, if not the most, advanced MLS service in the country. Stay tuned for more info as it becomes available.
