Hello BBBB Friends:

It almost looked like a normal spring busy season this week with the largest offering of new listings so far this year. This burst of listing activity brings the number of months of single-family inventory up to just over 4 months. A balanced market is considered 5-7 months so we have a ways to go to get there. We are still seeing multiple offers on homes that are priced fairly with minimal projects.  

VIRTUAL OPEN HOUSES NOW ON HAR
HAR released their new virtual open house app this week. Find open houses on the HAR app under "Nearby Homes for Sale" or on the HAR website under "For Sale" in the top ribbon. Sign-up/sign-in to participate in an open house. They only last for 30 minutes and you are able to ask the agent questions during the tour. This first weekend it's sure to be a bit glitchy so be patient and kind! In-person open houses are scheduled to resume mid-May if all goes well with the phased reopening. However, I think virtual open houses are here to stay.

Private showings are still happening. Remember if you are out touring homes with your realtor, please wear a mask and sanitize your hands before and after or wear gloves.

CHANGE IN COMING SOON AND POCKET LISTINGS
Under what is called the "Clear Cooperation Policy", as of May 1st, realtors may market "Coming Soon" homes to other realtors for up to 14 calendar days on HAR. The catch is that only realtors can see them and showings are not permitted. Once a home has been advertised to the public by sign, digital communications, advertising, or other means, the listing must be activated within 1 business day. "Pocket Listings" (exclusive listings that will not be put on the MLS) can only be marketed within a brokerage. No more email blasts or marketing among realtors for "non-mls listings". The intention is to add transparency and bring market forces to bear on the sales process benefiting both buyers and sellers.
