For those of you in a buying mode, have you updated your pre-approval letter? With the continuing decreases in interest rates, your purchasing power is increasing.  For example, a couple I have been working with since last fall has been able to increase their budget from $500,000 to $600,000 based on a drop in their quoted interest rate from 4.25% to 2.75%. That's huge!
